Here are answers to some of your most frequently asked questions.

ARC Form Requirements

An Architectural Review Committee (ARC) form is required for any exterior changes to your villa, including landscaping, decks, heat tape, windows, and more. You can download or print an ARC form from this website.


Form Submission:

If mailing, print 3 copies of your form. Save one copy for your records, and send two copies of your completed ARC form, along with any supporting documentation, to the Villas of Wedgewood Townhouse Association Architectural Review Committee, P.O. Box 1657, Crystal Lake, IL 60039-1657.


If emailing, send your completed ARC form along with supporting documentation to board@vwta.org. Please remember to save a copy of your completed form for your records.

Structural Changes:

A second ARC form is required by the Wedgewood Master Board for structural changes and should be sent to Northwest Property & Financial Management Corporation (NWPM).


Boards Explained - The Master Board & Villa Board

As a Villa owner, you are part of two governing boards: the Wedgewood Association Board (Master Board) and the Villa Board.


The Wedgewood Association Master Board

The Master Board governs the entire Wedgewood community, including single-family homes, and oversees common areas, wetlands, the private road Plantain Court, and all Villa parking pads. It operates under its own Rules and Regulations, Covenants, and Restrictions and is managed by a 7-member Board of Directors elected for 2-year terms.


The Master Board also has a separate website and quarterly newsletter, with day-to-day business handled by Northwest Property & Financial Management Corporation (NWPM). For questions regarding the Master Board, contact NWPM at 815-459-9187.


The Villas of Wedgewood Board

The Villa Board manages all villa properties and consists of 5 members, each serving a 2-year term. Villa-specific Rules and Regulations, Covenants, and Restrictions can be found on this website, along with the latest newsletter, meeting minutes, financials, and more.


For any questions regarding your Villa, feel free to explore this website or contact a Villa Board member.


Campaign, Events, and Commercial Yard Signs

Please be mindful of the timing, placement, size, and number of campaign or event signs posted outside your villa.


While these signs are allowed, they must be removed within 30 days and immediately after the campaign or event concludes.


Commercial signs, such as those for home remodeling contractors, are not permitted, with the exception of real estate signs.


Thank you for helping to maintain the uniformity and aesthetics of our neighborhood.


Dues - When are they paid and to whom?

As a Villa owner, you have two sets of dues: one to the Villa Association (Villa Board - larger amount) and one to the Wedgewood Association (Master Board - smaller amount), each payable to different addresses.


Villa Association Dues

Villa Association dues and correspondence should be sent to Villas of Wedgewood Townhouse Association, P.O. Box 1657, Crystal Lake, IL 60039-1657. Payments are due by February 15th if paying annually, or quarterly on February 15th, April 30th, July 31st, and October 31st. Late payments are subject to penalties. For questions about Villa Association dues, contact the Villas Board Treasurer.


Wedgewood Association Dues

Wedgewood Association dues are due February 15th annually or in two installments on February 15th and June 15th, payable to NWPM, P.O. Box 7678, Carol Stream, IL 60197-7678. For inquiries regarding Wedgewood dues, please contact Northwest Property & Financial Management Corporation (NWPM).


Homeowners Insurance Requirements

Homeowners are required to maintain insurance on their unit at all times.


Dwelling coverage (type H03) at full market value is required, with the "Villas of Wedgewood Townhouse Association" named as an additional interest in the residence on the policy.


Owners will be asked by The Board to show evidence of insurance annually that indicates the amount of coverage. Most carriers will supply a dated "Certificate of Insurance" for this purpose. Homeowner's are requested to provide acceptable evidence of insurance within the requested due date.


The Board wishes to point out that it is prohibited in interfering with any homeowner's insurance claim that does not directly impact the Association


New Resident Introduction & Inquiries

A Villas Board member will be happy to assist with any additional questions you may have. Board members are listed on this website and in each newsletter. We encourage you to explore the entire website and visit the documents library for more details and helpful information.


Parking for Villas Residents and Guests

To ensure the safe passage of emergency vehicles, maintenance equipment, and other large service vehicles, as well as ease of access to visitor parking, certain parking restrictions are necessary. Please follow our association parking guidelines:


  • Each unit has space for four vehicles (two in the garage and two in the driveway). For extended overnight parking on the parking pads, prior arrangements must be made with Northwest Property Management.


  • Parking pads are for temporary guest parking. If you need to park on a city street overnight, notify the Crystal Lake Police Department (non-emergency line).


  • Commercial vehicles, recreational vehicles, boats, trailers, buses, and motorcycles must be stored inside garages (except for trades vehicles serving residences).


  • Improperly parked or unauthorized vehicles will receive a written or verbal warning. Continued violations may result in fines or towing at the owner’s expense.


  • During winter, please keep your driveway clear to facilitate snow plowing.


Pet Policies for Villas Residents

Pet owners are subject to the rules of our Association and the pet laws of the City of Crystal Lake and McHenry County.


  • Dogs and cats must be leashed when outdoors and should not be left unattended. They must never be allowed to roam the neighborhood.


  • Feces deposited anywhere outdoors within the confines of Wedgewood

    must be picked up immediately.


  • Owners are responsible for damage caused by their pets to individual

    properties or common areas. Any costs incurred by the Association for the repair or restoration of the property that is the result of an owner’s pets will be charged back to the responsible pet owner.


  • The Association will pursue removal of pets deemed to be a nuisance or

    causing unreasonable disturbance, including but not limited to, excessive barking

    inside or out of the villa.


Resident Contact Information Change

The Villas Board maintains a directory of current resident contact information. For any changes or additions to your contact information, please contact the Villa Board secretary or fill out and submit a resident contact form, located in the documents library on this site.


Selling Your Villa

This is IMPORTANT INFORMATION for our neighbors who are selling, or planning

to sell their villa in the future.  In an effort to help your sale go smoothly, please let your Realtor/Attorney know

the following:


  1.  This website (VWTA.org) contains most of what they will need:

    Current and past newsletters, minutes of meetings for the past 2 years,

    a current financial statement, budget, covenants and restrictions, and a

    copy of our most recent invoice.


  2. Our villas are all on a rotation for outside labor, as outlined in our

    covenants and restrictions. Any immediate repairs required before

    closing (tuck pointing, driveway, wood replacement, paint, etc.) will be

    at the owner’s expense.


  3. Since the villa owners pay dues for 2 separate associations, you will need a dues statement from each showing the villa dues are up to date.


    Please contact the Villas Board Treasurer for any finance related requests and your paid-up statement for the Villa Association dues.

Please remember - Rental or leasing of an owner’s villa is prohibited without prior Villa Board approval, per our covenants and restrictions.
